  • Preparation and distribution of annual reports of operations and maintenance.
  • Preparation of request for reserve withdrawals, rent adjustments, and rehabilitation and energy conservation proposals.
  • Review of tenant certifications and submission of monthly Rental Assistance requests.
  • Preparation and distribution of operating disbursements and protection of project receipts.
  • Supervision by the Management Agent and its staff (time, knowledge, and expertise) of overall operations and capital improvements.
  • Meetings with owners, investors, and/or USDA Rural Development, HUD, TDHCA (Texas Department of Housing and Community Affairs, MHDC (Missouri Housing Development Commission).
  • Development, preparation and revision of management plans and/or agreements.
  • Preparation and distribution of payroll for all on-site employees including the costs of preparing and submitting all appropriate tax reports and deposits.

Hamilton Properties Education & Training Center with an emphasis on education and training. Hamilton Properties Corporation established its corporate training facility in 2006, along with and orientation class for new employees.

The comprehensive orientation program includes classes in Hamilton Properties Corporation history and culture, risk management, benefits and payroll, family housing issues, marketing, facility tour and introduction, which take the property managers through a “Day in the Life of a Property Manager” with real situations, paperwork, and roll playing to give the new managers an idea of what to expect when they open their office each morning. Because Hamilton Properties Corporation is made up of different structures of properties i.e. (tax credit, rural development “515” and market rate conventional properties), It is imperative that we develop classes unique to each group. These classes are taught by in-house subject manager experts and some are taught by contract experts. Each supervisor monitors the class and their employee during training and orientation classes. Our “Orientation Training Program” is only the beginning of the education process for every Hamilton Properties employee. Throughout the future years each employee will be given the chance to establish additional certification. The ultimate goal, to educate and develop our employees is by improving profitability and retention.

 

FINANCING

 

Hamilton Properties has applied its financing creativity to working with a number of construction and permanent debt financing programs, each secured by a strong inventory of real estate. These include such tools as loans insured by the Federal Housing Administration, loans for the USDA Rural Development, and state housing finance agencies, local housing authorities, as well as conventional sources.
